Michigan REIA Announces a Special Event “The Art of Structuring a Stabilized Value Transaction"

 Detroit, MI -- The great recession hit Detroit harder than perhaps any other major American city. When Detroit's major employers took a hit, the city lost the middle class population and the real estate market went into a free fall. Detroit's neighborhood real estate values is now sitting at 10-30% of it previous value. Now that the economy is getting better and jobs are returning; how do Detroit and other cities get property values back up?

This is a catch 22 question. It's like squatting to leap and getting cooked in the squat. Appraisers rely on comparable but banks are still dumping properties at 10-30 cents on the dollar and buyer and seller cannot close deals that they have agreed upon because of the value issues There are very few good comps that appraiser can rely on. The issue now is how do cities bounce back? How can buyers and sellers get good comps and property values stabilized again?

For starters, most comparables in the "D" and many other cities are less than $30,000 which is the minimum loan amount for FHA and most conventional sources, therefore a buyer could have trouble getting a mortgage because chances are they will not get a good appraisal to support the mortgage; furthermore banks do not want to make mortgages anyway because they have to put up cash reserves for each mortgage.

Smart sellers and buyers can get together and both share the upside. Herb Strather, successful real estate investor in the Metro Detroit Area will be offering a special presentation to show participants how to structure a stabilized value deal and put the equity in their pocket tax free!

The National Real Estate Investors Network meets the third Thursday of each month. Ask Do You Already Own Your Dream Home? “CTV3 Enterprises”

 

Home improvement projects are good for making your space more livable for your family, especially if your household is growing. There are many different projects you can choose to undertake. The advice in this article will help you to have the home you dreamed of.

 

One of the quickest, easiest and cheapest ways to improve your home is paint. Whether it is the outside or the inside, both areas will look new and transformed. Pick neutral shades and brighter trim colors. Plain white walls tend to make your home look like a rental and not owner occupied.

 

When working with a contractor to do a home renovation, decide on the whole project at the beginning and stick to that plan. Constantly changing the plan can slow down the renovation process and scare off your contractor from doing anything independently. Also, constantly changing renovations often end up looking piecemeal, since they weren't created with a clear vision in mind.

 

Decorating your walls on a tight budget can be quite simple and requires no painting. Consider buying a large quilt or an interesting piece of tapestry and affixing it to your wall. This can be a nice conversation piece on your wall, and provide you with a nice piece of your personality to look at.

 

When it comes to home improvement, be sure to weigh the cost of purchasing CFL bulbs for your home. While they do save energy because of lower wattage usage, the upfront cost is higher than regular bulbs. Also, they may pose a health hazard to you if ever broken due to the amount of mercury used inside the bulb.

 

During your next home improvement project, make sure to cover any exposed surfaces. For example, cover the floor with a tarp if you are painting or protect your counter tops if you are demolishing cabinets. If you fail to take the time to do this step, you may wind up spending a lot of money fixing scratched or damaged items.

 

To make money flipping real estate you should start with improving the outside. This is the part that will make a first impression on potential buyers and can be done rather cheaply. Take a picture of the outside and study it when you are not at the home. It will help you focus on what should be fixed or improved.

 

Although many homeowners use an ordinary word stove or fireplace to heat their homes, you should give the drawbacks of such a system some thought before employing it yourself. While a traditional fireplace looks great, it is an inefficient heat source. Most of the energy is lost through the chimney. Fireplaces can also deplete the oxygen level within your home since the fire uses oxygen to keep itself burning.

 

Chimney Work:

 

Even if you don't use your fireplace much, it's important to get your chimney inspected and cleaned regularly by a professional. Burning wood can cause creosote to accumulate, and that could lead to a chimney fire. Avoid burning pitchy wood like pine to help keep creosote under control after a cleaning.

 

If you're planning to use conventional wood in heating you house, understand that this might not be a good thing to do. Aside from the looks, the heat created by a wood fire mostly escapes through the chimney. Also, the fire needs a lot of fresh air that will use up the oxygen that is inside your home.

 

Put fire extinguishers in several rooms of your home. Fire extinguishers are particularly important in the kitchen, but they would be a wise investment for practically every room. Fires can break out in electrical wiring, where a chimney passes through a ceiling, and practically anywhere. Be prepared!

 

Have your chimney cleaned and inspected prior to using your fireplace each year. The inspector can look for creosote build-up, cracks in the lining, nests from animals or other problems that could spell disaster. A chimney sweep will use long brushes to thoroughly clean your chimney and remove debris that could catch on fire.

 

To prevent animals like birds or squirrels from nesting in your chimney, install a chimney cap. These devices feature mesh sides that allow smoke to escape, but the solid top prevents animals from entering your chimney to build nests, which can ignite and cause a chimney fire when you use the fireplace.

 

Cement Work:

 

Attaching PVC pipes to each another is easy, and requires just a bit of PVC primer and cement. Be sure to use the exact PVC products as generic glues won't work as well. Make sure the pipes are dry, as well.

 

Attaching two PVC pipes is a simple process that requires PVC primer and PVC cement. It is important that you use these specific products as your pipe will not hold with any other glues or cements (since PVC cement melts the PVC slightly to create a more firm bind) and it may be prone to leaking if you avoid a coat of PVC primer. Additionally, there should be no water on the surfaces of the pipes.

 

When building an addition to your home, make sure to use insurance-friendly materials. Cement or steel buildings present less of a liability to the insurance company in case of fire, so they charge lower premiums for using them. Wood framed buildings will greatly increase your premiums, because these are much more likely to be damaged in any sort of disaster or fire.

 

If your patio is looking a little old, why not try laying a new flooring on over your patio. Cement patios do not give off a sense of beauty or home. If you add new flooring to your patio, you can create an entirely different feeling in your outdoor living environment.

 

Now that you are armed with a few solid tips to guide you, making a sound decision regarding home improvement should seem less daunting. Remember, quality home improvements to your home will not only allow you to have a more desirable space but will also improve the overall value of your home.

Dave Wes has been in Radio for eight years. Dave worked at the Detroit Mix station (92.3) for five years and co hosted shows with Steve Harvey, Frankie Darcell, Michael Baisden and Pastor Marvin Winans.  He also had his own show at Detroit radio station 107.5, and additionally co hosted a show there with Mason.

On television, Dave started his show on Comcast cable, then proceeded to TV20 and finally to station WADL.  Dave has a production team for both television and radio.
